Eric J. Busuttil, the Co-Founder of Stone Capital Investors, brings 22 years of expertise in mortgage financing, real estate, and leadership. As a commercial and residential mortgage loan originator, he has led a highly successful team generating over $100 million per year in loan volume. Eric’s greatest strength lies in his unmatched work ethic, self-motivation, and unwavering focus in achieving his goals. Notably, he is the co-founder of Commercial Consultants Network and The New York School of Real Estate.

As a NYS Approved Real Estate Instructor, Eric is passionate about sharing his knowledge and teaching young individuals the entrepreneurial mindset. He possesses a keen ability to analyze various situations and businesses, finding or creating opportunities that others may overlook. With the shared vision to coach and educate other professionals, he and his partner Frank Rizzo launched The MHP Exchange. This platform provides valuable insights to the market and industry, driven by their passion for the MHP space and affordable housing. Through their efforts, they strive to create better housing alternatives and foster stronger communities.

With a bachelor’s degree in finance from St. John’s University and a license as a NYS Real Estate Instructor, Eric remains committed to setting industry trends and maintaining his role as a leader. His professional mission is to inspire others through leading by example. Professionally, he believes it’s important to sustain a humble disposition and give back to the community whenever possible.

Frank Rizzo

Co-Founder

Frank Rizzo is Co-Founder of Stone Capital Investors. He has over 20 years experience in real estate as a broker, owner and syndicator. For the past 12 years he has been active in the MHP space and during that time he has acquired and re-positioned over 20 communities and 1,567 lots.

Starting his entrepreneurial journey in high school, Frank obtained his real estate license at 19 and went on to earn his Series 7, 24 and 63 licenses by 23. He later opened his real estate brokerage, Cornerstone Realty at 28. With a focus on alternative investment opportunities in the real estate market, Frank trained industry recognized top producing sales agents and developed a track record for sourcing, re-positioning and marketing real estate assets. He had been elected to serve his local real estate board as director and later served as President of the Staten Island Board of Realtors.

With a deep passion for learning and improving in the real estate industry, Frank has built a career in seeing opportunities and values where others do not. His persistence and consistency are the keys to bring those visions to life. Recognizing the importance of exchanging information with like-minded professionals, he along with his partner Eric Busuttil, launched the MHP Exchange – a platform to provide insights to the market and industry. Through this, he aims to use his passion for the MHP space and affordable housing to provide better housing alternatives and communities.

Frank attributes his success to the F.l.L.O. system – first in, last out. He believes that energy, drive and passion outweigh other perceived shortcomings. Maintaining focus and moving from one situation to another with the same enthusiasm are key factors in his journey and success.

Peter Falcone

Chief Financial Officer

Pete Falcone is Stone Capital Investor’s Chief Financial Officer. He brings a wealth of experience from his previous roles at J.P Morgan, CIT Bank, and Moody’s Investors Service, all which are backed by his Bachelor’s in Finance degree from Quinnipiac University and numerous certifications.

At J.P Morgan, Pete underwrote or closed over $50 Billion in CRE loans, while also expertly managing a $1.5 Billion acquisition facility program for various private equity firms. Catering to the diverse needs of various clients, he specialized in commercial mortgage-backed securities, was actively involved in Merger & Acquisitions and public-to-private transactions, and also provided clients with mezzanine debt, promissory notes, and preferred equity. Pete ended his tenure at JP Morgan as a Vice President in Structured Products.

At CIT Bank, he not only underwrote and closed CRE loans but also managed the bank’s commercial real estate risk, dealt with federal regulators, and provided valuable business strategy insights to C-suite executives. During his time at Moody’s, Pete was involved in managing large-scale, high-profile bond rating transactions encompassing cities, states, real estate, and healthcare.

With extensive experience in underwriting, financial and data analysis, financial statement competency, budgeting and more, Pete has collaborated with prestigious companies such as Blackstone, KKR, Cerberus, GIC, and Brookfield among many more. Apart from his career endeavors, Pete finds passion in rugby, golf, reading, finance, and spending time with his wife and two daughters, always embracing the philosophy of always giving 110%.
